Booking Conditions

Casa da Serra reserves the right of admission.

Deposit: after making your booking request via online or by phone, you will receive an email confirming the availability of rental for the desired period and the deposit of 50% of the value.

The remaining payment of the total rental value will be made in the next 24 hours for the NIB indicated.

Security deposit (entire house): at the entrance / client's arrival we will require a deposit of € 250, this value being returned upon delivery of the key and after checking the House / Room contents.

Minimum stay: There is no minimum nights period applied, although in Festive Seasons, Holidays and during July and August, we give preference to weekly stays.

The prices include VAT and the currency is the Euro.

Prices: the rental values are subject to change without notice; however, after acceptance of the reservation, the conditions then in effect will always be respected regardless of changes that may occur subsequent to the price list by excess demand or promotional deals.

 

Cancellations: In case of cancellation after confirmation and making of the deposit, it will have the following penalties:
- Cancellation made more than 30 days of arrival - loss of 20% of the deposit.
- Cancellation made between 30 and 15 days of arrival - loss of 50% of the deposit.
- Cancellation made between 15 and 7 days from date of arrival - loss of 80% of the deposit.
- Cancellation made less than 7 days before date of arrival - full loss of deposit.

When the client shortens the stay regarding to the reservation made and paid, the value of nights unoccupied will only be returned if casa da Serra has the opportunity to occupy the house / room during the remaining vacant period.

The Casa da Serra declines all responsibility for anomalies caused by storms and weather episodes that occur in the property and common areas of the house / customer rented room. In these cases, the Casa da Serra will take all measures to correct the anomalies in the shortest possible time.

Casa da Serra is not responsible for thefts of customer values or objects in the House / Room, advising customers to carry out a travel insurance in any insurance company of your choice.

 

The rental includes:

- Breakfast in self-catering basis.

- Stay at Home / Room in the reserved rental period.
- Stay for the number of people indicated on the House / Room capacity; for each additional person in the House, we will charge 15% of the total rental.
- House / Room delivery from 16:00 of the first day of hire and departure at 12:00 on the last day.

Any changes to the schedules referred to in the previous paragraph shall be notified at the time of booking and confirmed by the Casa da Serra.

Includes use of mountain bicycles bike (x4) upon availability.

For daily rentals, cleaning and towel change once a day and change of linen daily, except when other conditions were stipulated during the acceptance of booking.

Maintenance service of the house / room; If any problem is detected, you should contact the Casa da Serra so that the necessary steps are taken to rectify the situation.
Water, gas and electricity during the rental period of the house / room.
Baby crib / Free extra bed on request.

Detergents, liquid and cleaning supplies.

 

The rental does Not include

Leaving dirty dishes in the departure date; the unwashed dishes have an extra cost of 25 €.
Stay of animals within the house / room, except outside, when authorized by Casa da Serra, being the customer responsible for any damages.

Drinks and grocery store, which will be paid separately.

If you wish Maid Service, it will have an additional cost of 7.5 € / hour.
